Developers have taken notice, and are creating residential projects that combine richly appointed properties with next-level amenities. World-class wellness centers, cutting-edge technology and curated experiences give buyers access to the finer things without ever having to leave the grounds.

Whether it’s a high-design tower or a beachside villa, luxury developments launching in 2019 deliver both the comforts of home and an active lifestyle for guests and residents alike.

Clarges Mayfair, London

The newly completed Clarges Mayfair is a sleek new development with “a quintessential British address,” said James Taylor of British Land, the developer what’s the address?. Martin Kemp Design created interiors for the development, keeping the history of the area—a former center for expert manufacturing, tailoring and watchmaking—in mind. Mr. Kemp brought in British artists to create one-of-a-kind pieces for the public spaces and used materials like black onyx, Tanganyika timber and dark-stained oak throughout. He also designed the first three turnkey apartments, which feature a chauffeur room and car elevators that fit the latest Rolls-Royce Phantom. There’s also a wellness center inspired by the traditional English spas of Harrogate, Bath and Cheltenham. There are still homes available, with prices starting at £4.25 million (US$5.4 million). Most residents will move in in early 2019.

Located on Ka’anapali Beach in Maui, the Luana Garden Villas is a new residential project at Honua Kai Resort & Spa. Indoor-outdoor living is at the heart of the 72 three-bedroom turnkey villas. To that end, each home has a lanai with an outdoor kitchen and space for both dining and lounging. The project is made up of three enclaves, each with its own pool and spa, fire pits and a distinct garden inspired by the plants and flowers for which Hawaii is famous. Residents also have access to the amenities at the resort, including concierge services, children’s activities and daily housekeeping. Prices start from US$2 million to around US$2.4 million, and the project is 70% sold, according to a spokeswoman for the development. The development has three enclaves; the first will be ready for delivery in the summer, and the second in late 2019 and the third in 2020.

Nudra, Abu Dhabi

With only 37 villas, the Nudra is shaping up as an exclusive enclave with access to both the beach and the burgeoning Saadiyat Cultural District. The homes are set for completion in July of 2019, according to IMKAN, the project’s developer. Four-, five- and six-bedroom villas are available, with Jerusalem limestone facades, granite walkways and fully customizable interiors. Amenities include 250 meters of private beachfront, a club house, children’s play park and tennis courts. Villas have views of the Persian Gulf, as well as the Louvre Abu Dhabi. That and the Guggenheim Abu Dhabi are just two of the eight museums planned for the new cultural district. City officials have dubbed the area the next “global cultural hub.” The villas will be delivered with shells and cores at the end of July 2019, then clients can start customizing their properties, a spokeswoman for the developer said. Prices have not yet been released.

Amenities at 125 Greenwich are tops, taking up 15,000 square feet on the highest floors of the 88-story tower in Manhattan’s Financial District. Views of New York City and beyond can be seen from its 50-foot swimming pool, relaxation rooms, private dining room and fitness center and yoga studio. Designed by architect Rafael Viñoly, the 273 residences include two-bedroom homes starting at US$3.225 million and three-bedrooms starting at US$4.625 million. Interiors are courtesy of London-based interior design firm March & White. The firm brought their experience designing superyachts to 125 Greenwich, creating a sleek, efficient space, a spokeswoman from the company said. It’s expected to be completed in the fall, with delivery by the end of the year.

The Paramount at Miami Worldcenter is the flagship tower of the project, which is set to bring 1,875 new residential units to the city, plus more than 2,000 hotel rooms, office space and new retail and restaurants. The Paramount is set to deliver 500 of those units to downtown Miami in the spring, along with its four-acre amenities park, according to developer Dan Kodsi. There’s a resort-style pool surrounded by bungalows, a soccer field and jogging path, tennis courts and a dog park, plus a play park for the kids. An additional amenities suite features a recording studio, a food market and a full boxing ring, plus a fitness center, spa and salon. Apartments boast outdoor living rooms, gourmet kitchens and private elevator access, with a three-bedroom, four-bathroom unit starting at about US$1.5 million. The project topped off over the summer and residents are expected to start moving in in the spring.

In the fall, the Four Seasons Private Residences will open in Beverly Hills, its first standalone residential project in North America. “It is a lifestyle choice,” according to Paul White, president of residential for Four Seasons Hotels and Resorts. Residents will indeed have concierge service at their disposal, as well as a private chef. There’s also a fitness center offering personal training and yoga, an outdoor pool, massage room and an IMAX Private Theatre Palais for catching the latest releases. Interior designer Martyn Lawrence Bullard is behind the bespoke interiors of the project, which has 59 units. The 12-story glass tower, which offers views of the Hollywood Hills, downtown L.A. and the Pacific Ocean in the distance, is set to open in the fall. One-bedroom, one-and-a-half bathroom homes start at US$2.75 million.
